It boasted a sought-after location, a pristine renovation and oodles of space – a combination which proved the perfect recipe to smash Woodville South’s residential sales record.
The property, at 6 Glengarry St, sold for $1.11 million on Saturday – surpassing the suburb’s previous sales record of $890,000 in 2018.
Harcourts Real Estate selling agent Carlo Peluso said the result was a welcome surprise.
“We had about 250 people at the auction and strong bidding,” he said.
“At some stages bidding was jumping in $50,000 lots.”
Mr Peluso said the property had attracted over 150 people to its open inspections, with some buyers returning multiple times.
He said the home’s quality was a definite drawcard.
“The main bedroom had a dressing room, formerly a lounge room, that walks through into an ensuite,” he said.
“The attention to detail is amazing. The butler’s pantry in the kitchen and the beautiful outdoor recreation room with a pizza oven are standouts.”
Extensively renovated by the vendor, Mr Peluso said families could simply move in and enjoy the character home.
“The owner hasn’t spared any expense,” he said.
“We mainly saw families looking to upgrade to a pristine home that ticks all the boxes.
“It’s in one of the popular streets of Woodville South, it’s a sought-after suburb.”
The circa-1935 home also features three bedrooms, a family bathroom, a laundry and a spacious open-plan kitchen, dining and outdoor entertaining area.
It also features a manicured front and rear yard, and two garden sheds.
Mr Peluso said although this particular auction was a huge success, he had noticed a general surge of activity within the local market.
“We’ve had three auctions over the last three weeks that have sold well in excess of $1 million,” he said.
“We’ve definitely seen an influx of sales during November, there are people out there that have the ability to purchase in that top end of the market.”
Woodville South has a median house price of $509,000, which has experienced a 19.3 per cent growth over the last five years, according to CoreLogic.
