New generation sister act breaks negotiation deadlock at Monash auction

History has repeated itself with the sale of a Glen Waverley house for $1.01 million.

Sisterly love helped break the deadlock after the home passed in under the hammer.

No. 37 Avonhurst Drive was passed in on a bid of $1 million before negotiations stalled until the vendors — two sisters — saw a bit of themselves in the top bidder.

“We were negotiating and we were trying to get a price that would be agreed on and the owners — once I told them it was a family with two young girls — emotionally some of the barriers came down,” Century 21 Clayton director Con Katos said.

The house was on the market for the first time after being built in 1968.

No. 37 Avonhurst Drive sold for $1.01 million after passing in.

“She’s got two girls very close in age like the two sisters … she loves the house and she wants to raise her kids there.”

Mr Katos said the vendors’ mum was in tears when she heard the house she built with her husband in 1968 would not be knocked down.

“They asked if they were going to keep the house, I said ‘no, no, she’s not going to change anything and the mother of the two daughters started crying — it was very emotional,” he said.

“The family decided that because another family was going to live in it they were a bit more receptive to negotiate.”

Mr Katos said the exchange had dropped the vendors’ asking price by a figure in the tens of thousands.

“When they built it they were a young European family, it was their first house and the two daughters grew up in the property,” he said.

A crowd of about 100 people piled into the property to observe as it passed in, with the negotiations taking place afterwards.

“I think there’s more confidence in the market but looking forward, I believe that this spring is going to have, in my opinion, the biggest shortage of properties on the market for a spring season,” Mr Katos said.

“Properties are selling but replenishing stock — there’s just not as many coming on the market and I think that with a lot of people coming to Melbourne I think that’s going to keep property prices on the way up.

“I’ve never seen stock levels this low.”
