The property will go to auction on Saturday, September 7, at 10.30am.

Selling agent Richard Thwaites said the workshop was “pretty much ready to go” for car enthusiasts or professional mechanics.

“It’s a tidy workshop, it’s not just a shed,” he said.

“It’s been approved by council as a spray booth and it has a paint room at the back, an upstairs storage space and an exhaust unit.”

Although the workshop presents as the main attraction, Mr Thwaites said the residence was “neat and tidy” and could appeal to young buyers.

“I’d like to think it’s a young lad who might be a tradie or plumber and wants to store tools,” he said.

“It might be that someone buys it and turns the whole property into a business, it has that potential.”

The home offers a family and dining area, three bedrooms all with built-in robes, a kitchen and meals area, a laundry, a bathroom and a separate toilet.

The neat backyard leads down to the workshop, with a carport running down the side of the home and plenty of carparking space within the yard.

Mr Thwaites said the property was a “good deal” and offered an affordable entry to the suburb for buyers.

“If you were to build this workshop set up (on your property) it could cost $100,000,” he said.

“It’s located right near St Clair and Torrens Road, on a nice, quiet street with potential.”

Woodville North has experienced a 10 per cent growth in median house prices over the last three years to May 2019, according to CoreLogic.
