Millionaires’ Row house among Gold Coast properties selling fast

A buyer snapped up the Mermaid Beach house at 223 Hedges Ave within a day of inspecting it.

IT was love at first sight for the buyer who splashed more than $6 million on a Millionaires’ Row trophy home a day after laying eyes on it.

As the Brisbane-based buyer was competing with one other house hunter for the four-storey beachfront residence on Hedges Ave, they made a quick move to secure the keys.

Amir Mian Prestige Property Agents’ Matt Lanyon, who marketed the property with William Sarti, said the $6.325 million sale was swiftly inked following negotiations.

“I bought two people through and we got two cash offers,” he said.

The beachfront house changed hands for more than $6 million.

“It all happened quite quick.”

The Mermaid Beach property’s sale put an end to an eight-year battle to sell the five-bedroom house.

Property records show it was listed in 2011 after the vendors bought it in 2009 and had been taken off the market and relisted multiple times during the past few years.

It was relisted in July with another agent before Mr Lanyon and Mr Sarti took over the marketing last week.

They penned the deal 24 hours after listing it online.

Mr Lanyon said the buyers were looking for a penthouse but quickly changed their minds after he showed them the Hedges Ave house.

“It was just perfect really,” he said.

“They’re primarily living in Brisbane but they’re going to use it as a weekender.”

It is one of many properties that have sold in a matter of days throughout the past few months.

He said the speedy sale was one of many in the past few months, as the number of days properties were spending on the market started to dwindle.

“We’re seeing it change a fair bit,” he said.

“There’s not much stock out there.”

A string of properties have sold in less than 28 days, many before auction to eliminate competition.

A Benowa Waters house was among the fastest after selling in less than 24 hours for $1.12 million last month followed by a Carrara mansion that sold in three days for $6.3 million.

Property records show the median number of days on market for the Gold Coast is 46 days for houses and 56 days for units.
