Shrewd Sydney home sellers promote February auctions now hoping for a pre-Christmas sale

It’s not due to go to auction until next year, but some sellers and their agents are seizing the moment and putting their properties on realestate.com.au now hoping for a pre-Christmas sale.

“There are a lot of buyers around, not much stock and the market’s very strong,” says Ray White’s Taylor + Partners agent Jeremy Brink.

So he and colleague James Peach opted to promote the beautifully renovated pet-friendly apartment in the Potts Point iconic Franconia — owned by WH Smith commercial director Matthew Robertson as a “forthcoming auction”.

The apartment at 19/123 Macleay St, Potts Point has been completely redone.

“We’re getting lots of inquiry,” said Mr Brink, who with a price guide of $1.8 million to $1.9 million is predicting the deal will be done this side of Christmas.

That’s great news for Mr Robertson and his Woolworths strategist partner Justin Gerhardt, who are looking to upsize to a house with their miniature schnauzer, Freeway, in the new year.

Mr Robertson has completely gutted the two-bedroom, 105 sqm apartment at 19/123 Macleay St since his 2015 purchase.

“We started again,” Mr Robertson said. “The lady who owned it before had lived here a very long time and it was dated, stained and old.

“But we’ve loved living in this building, the neighbours and the old ‘Are You Being Served’ style lift, with the push buttons, the grate that you pull across and the bench seat.”

Also striking while the iron’s hot are Westpac’s human resources general manager Shanaz Khan and her McGrath agents William Manning and Nicholas Durkin.

They’ve put the three-bedroom, two-bathroom Gazebo apartment at 1502/2 Elizabeth Bay Rd, Elizabeth Bay with city skyline, Bridge and Opera House views up on realestate.com.au now with its $3.8 million to $4 million guide.

It will go to February auction if it doesn’t sell ahead of Christmas.

“We’ll probably sell it before Christmas, but if not it’ll go to February auction,” Mr Gurkin said.

The pair sold the apartment next door, which didn’t have the iconic view, for $3.65 million recently.

Other vendors aren’t even waiting until next year — listing as late as yesterday for a December 21 auction.

“We might be the last auction this year,” laughed LJ Hooker Double Bay’s Daniel Baran, who is selling the five-bedroom home at 364 Military Rd, Vaucluse for Avner and Diana Gigi who run a very successful kitchen company Sabra Design in Melbourne.

With the tenants moving out, he recommended they put it under the hammer as soon as possible.

“Buyers agents are telling me there are a lot of frustrated buyers who want a family home right now,” Mr Baran said.

“If you look on realestate.com.au there are only two properties for sale in Vaucluse in the $3.5 million to $4 million range.”

He has a $3.6 million price guide.

“It only went online yesterday and I’ve been inundated with inquiry,” Mr Baran said.

“I’m finding at the moment if you’ve got a house that ticks 80 per cent of what buyers want, they are there to buy.

“This is considered a really good position because it’s close to Vaucluse and Rose Bay and opposite Kimberly Reserve.

“It’s close to a range of good schools and only 10 minutes away from the world-famous Bondi Beach.”
