Tocu Properties to build ‘carefully crafted’ project close to CBD


Red Hill will be home to Fulcher Lane, featuring a collection of small lot houses and house alternatives.

A development at Red Hill is set to feature an eye-catching collective of 20 small lot houses and house alternatives.

The development, Fulcher Lane, features three-bedroom and multipurpose room configurations, and four-bedroom, four-bedroom plus multipurpose room designs.

There are four different floorplan designs offered, each with either front or rear courtyards, with the option to upgrade with additional lifestyle features such as an in-ground pool or lift.

Tocu Properties developer Tom Gray said Red Hill was a genuine blue-chip inner-city suburb. “It is an incredibly well known and regarded suburb, with immediate proximity to the CBD, schools, high-grade retail amenities, cafes, restaurants, parks and walkways which are all very close to Fulcher Lane,’’ he said.

“We live locally and have a strong connection to the area and desire to make sure that the development outcome on the site is as good as it possibly can be, and most importantly in keeping with the traditional character housing in the immediate area.”

Mr Gray said when he bought the site, Tocu Properties set about delivering a development that was genuinely in keeping with Red Hill.

“We actually had no intention of doing any development in the area as there is very little opportunity for development projects in Red Hill, but when we saw the previous approval, we set out on a path to acquire the site and deliver exceptional homes,’’ he said.

Richard Lawrence, Position Property director, said Red Hill was a tightly held residential suburb.

“We anticipate high demand from the immediate local area,” he said.

“We’re seeing a more diverse market seeking higher end townhome designs. Young professional couples and families, families with teens who want an easier maintenance lifestyle as well as empty-nesters and downsizers who have raised their families in the surrounding suburbs and want to downsize closer to the city and nearby amenities.

“Local investors also appreciate the unique nature of the project and the quality of tenant a property like Fulcher Lane will attract.”

Mr Gray said the small lot homes would replicate traditional character houses in the Red Hill/Paddington area.

“Think ‘timber and tin’ with white picket fences – that’s the essence of Fulcher Lane,” he said. “Almost none of the homes in the project are the same, each is individual and has its own carefully crafted features.”

Mr Gray said buyers had a range of bespoke optional upgrades such as lifts, plunge pools and electric car charging stations.

“We want buyers to be able to tailor their home to their own specific needs and requirements. It is important for buyers to get on board early so that they get the most out of this tailoring process prior to construction commencing in April 2020.”

He said gardens and courtyards provided the ability for owners to have pets, and the site had immediate access to a dog off-leash area and parks and walkways were around the corner.

The amenities at Fulcher Lane have been kept to a minimum to reduce body corporate rates, with the option given instead for residents to upgrade to their own private pool if they desire.
